Modern technology and specialised letting agency software enables us to keep our tenants fully informed of new developments on all of our available stock. At the touch of a button, we are able to contact tenants with an attractive email showing off your property, inviting them to book a viewing. In addition to this we, contact our tenants regularly over the telephone to update them.
We will place your property not only in our eye-catching colour advert in the local Salisbury Journal which reaches 62,000 readers per week, but will also (subject to available space) arrange for a special editorial on your property. We are able to offer further marketing in other local or national publications if required.

We can accompany prospective tenants to view your property at a time to suit them and you. Using our skill and local knowledge we are able to answer most questions that potential tenants have at the viewing to ensure a positive, professional viewing experience. You will receive comprehensive feedback after each viewing.
Once a suitable tenant has been found, we use a professional referencing company who will carefully check prospective tenants, reducing the risk of letting your property.
Rent Gurrantee Insurance
In an uncertain world, it is good practice to obtain protection. Tenants' circumstances can change for any number of reasons, so we believe it is prudent to minimise the risk to your income. Clifford & Drew offer landlords a rent guarantee insurance policy to protect them should a tenant stop paying the rent. This insurance covers the cost of removing the tenants from the property if necessary and lost income from unpaid rent.
Before your tenant moves in we recommend that you instruct us to prepare an inventory to record the condition and contents of your property. Recent legislation requires us by law to register any tenant's deposit with the Tenancy Deposit Scheme. Under this scheme proof is required to deduct money from a tenant's deposit for any repair/replacement/cleaning, and an inventory provides us with that proof. We use a specialist company who will not only prepare the inventory but also check the tenants in and out of the property. This ensures that the process runs smoothly.
If we are fully managing your property we will arrange to collect the monthly rent and pass this on to you, co-ordinate any maintenance issues using our reliable local tradesman, inspect the property every three months and report to you and issue legal notices when required.
