Accompanied Viewings
When viewing one of our properties we will accompany you around, on hand to answer your questions and give you advice should you need it. All you have to do is ask!
Taking a Property
Should you wish to take one of our properties you will be required to fill in our referencing forms, produce two forms of identification and pay a holding deposit. At this point we will hold the property for you, pending the return of the referencing. As long as you pass the referencing, we will draw up a tenancy agreement and arrange with you a date to move in. On moving day we will require you to pay a deposit, which will be held under the Government's Tenancy Deposit Scheme, the first month's rent, a check in/out fee and sign the tenancy agreements. After this you will meet our representative at the property to go through an inventory and be handed the keys. We will guide you through the process from start to finish and keep you informed along the way.
During Tenancy
In most cases you pay the monthly rent to us on the first day of each month. We are on hand to help you should a fault/maintenance issue occur and aim to resolve that problem as soon as possible. We will inspect the property every three months during your occupation.
Ending a Tenancy
Should you wish to vacate the property, you will be required to give Clifford & Drew one month's written notice. Notice must be given in accordance with the start date of the tenancy. Should the landlord seek possession of the property, we will issue you with two months notice, again in accordance with the start date of the tenancy. When you vacate you are required to have the property and carpets professionally cleaned and ensure the property is handed back in good condition as per the inventory when you first moved in.
